Very well maintained and modernised throughout Belderrig is located on the Erris peninsula just a mile from the cliffs around Belderrig Bay and surrounded by the rugged rural countryside for which this part of Ireland is famous.
Offered fully equipped and furnished as a business that can just be taken over.
MAIN BAR: 7.81m x 5.34m
The only public bar in the area, this has become a popular local social gathering point in its own right. Accessed from the street via a small hallway, there is a large fireplace with solid-fuel burning stove with back boiler and a range of seating including bar stools and tables. There are facilities for beers on tap – pumped and chilled from a separate taproom – chilled bottled beers, spirits and soft drinks. The bar extends into the adjacent restaurant and a single barman can serve both areas. A large TV is mounted over the fireplace and double doors lead to the hotel accommodation on the upper floor. Leading directly off the bar is a good-sized games room ( 6.01m x 5.53m) with slot machines and a pay-per-play pool table. A local pool league plays regularly on the table. There is also a door opening onto the outside ‘smoking lounge’ with picnic tables.
RECEPTION: 5.76m x 4.14m
A walk-in reception directly from the front parking area, this room also serves as a guest lounge with large TV, comfortable chairs and a large granite surround fireplace with an open fire. Large front-facing windows, patterned tile floor and door leading to the games room and bar.
From the bar a door leads to a small hallway from which a staircase leads up to the hotel accommodation. There are total of eleven guest rooms, nine of them with ensuite shower/bathrooms, and a general bathroom. Nine of the rooms lead directly from the main corridor and two lead off a small secondary landing next to the staircase. All rooms have TV and tea and coffee-making facilities. Nine of the rooms have a mix of double and twin beds and there is a family room with three beds and a family room with two separate bedrooms and a bathroom arranged as suite with a single access door. All of the rooms enjoy excellent views over the rugged Erris landscape with the front rooms facing towards the sea at Belderrig Bay. The bay is just a mile away, accessible by a lane along the Belderrig River, and the breaking of the waves on the cliffs can be clearly heard at night. The hotel overall has been very well maintained and attracts regular business, especially in the summer months. The hotel has arrangements with local organisations to provide walking, fishing and golf excursions.
RESTAURANT: 13.66m x 4.88m
From the bar, doors lead directly into the very spacious
restaurant with covers for 28 people and possibility for an increase up to 40 covers. At one end is the other half of the public bar which provides a full bar service to the restaurant. Timber floors and recessed LED lighting provide a warm atmosphere and there is a flexible and comfortable arrangement of tables and chairs. A door leads directly to the kitchen and to the rear are the emergency exit and toilets, including handicapped access. The restaurant serves breakfast, lunch and dinner with a full a la carte menu specialising in local fish and seafood.
KITCHEN: 4.32m x 4.30m
Leading off the restaurant is a large fully fitted professional kitchen with a six-ring gas hob, hot plates, deep-fat fryers, a range of ovens and microwave cookers all in stainless steel. The floor is tiled and all surfaces are stainless steel to facilitate hygiene and easy cleaning. Separate from the cooking area, through a doorway, is a utility room and storage area with refrigerators, freezers and a stainless steel sink. From the utility a doorway leads to the staff toilets, a shower room and god-sized laundry for handling the sheets, towels etc. from the hotel. From here an external door leads to the rear of the
building with access for deliveries and refuse removal.
SHOP & GROUNDS
SHOP: 10.39m x 5.34m
Detached from the main hotel is a matching building that houses a local general store. The nearest competing store to this is in Glenamoy in one direction and Ballycastle in the other so there is a brisk trade throughout the year despite the low population density locally. There are facilities for stocking general groceries, chilled and frozen food, dairy products and soft drinks. Gas bottles and solid fuel are stored outside. When demand is higher, newspapers and fresh vegetables can also be stocked.
The floor is tiled and there is overhead fluorescent lighting and shelves all round and freestanding shelves in the centre. The overall impression is of space and cleanliness. There is space to extend the existing stock quite substantially. The shop is linked by a bell alert system to the hotel so that it does not need to be continually manned during quiet periods.
To the rear of the shop are two stone built sheds. The external appearance is attractive and they have recently been re-roofed. There is full-planning permission for conversion to a two bedroom apartment that is only two years old. There is some land to the rear of the hotel that has been left uncultivated. To the front is a tarmaced parking area that leads straight off the road. The village of Belderrig is small and well scattered with the hotel and adjacent church forming the centre. There are excellent views to the front and rear that are very characteristic of the West Mayo countryside.
